  • Stay within the law!

The law states that Landlords must maintain the property and undertake any major repairs that are required. This includes anything that affects the structure and exterior as well as the electrical, heating, hot water and sanitary conditions.  Regardless of whether your property has mains gas, oil or LPG, regular servicing and maintenance is an important part of keeping your tenant happy.

 

  • Landlords Gas Safety Certificates!

A gas safety check MUST be performed on every gas appliance/flue in the rental property every 12 months and this check must be carried out by a Gassafe registered engineer.  A record of this Gas Safety Check must be presented to the tenant within 28 days of the check being carried out, or if its a new tenant, before they move in.  The Landlord/Letting Agent must keep  a copy of this record for 2 years...

 

  • Save money on repairs!

Full-blown boiler problems can often develop from minor faults. An annual service will help the chance that these are picked up and fixed before they become a problem, saving you money and hassle in the future.  This can be the case for plumbing issues and also general heating and hot water - not just the boiler.

 

  • Carbon monoxide can kill!

Boilers or gas fires that are not properly installed, maintained or ventilated can produce carbon monoxide.  Symptoms of carbon monoxide poisoning include nausea, breathlessness, headaches, drowsiness and stomach pains. Signs can be hard to spot and can be confused with tiredness or a common cold. Unfortunately carbon monoxide can't be seen or smelt, so it really is important to make sure your boiler is serviced at least once a year.

 

  • Making sure your insurance/warranty are valid!

​Most boiler manufacturers offer a warrenty period on all new boilers and in many cases this warrenty stipulates that your boiler should be serviced at least once a year by a registered engineer.  This may also be the case for your Landlords insurance - much better to read the small print...
